Client-side project management · Hampshire

Someone experienced on your side while the work is built.

Independent construction project management for homeowners and property clients across Hampshire and neighbouring areas. We look after scope, programme, cost and coordination so you can make decisions with confidence.

Why it matters

Most problems start before anyone is on site.

Unclear scope, optimistic programmes and changes agreed verbally are behind many of the overruns and disputes on residential projects. A client-side project manager puts structure around those decisions early and keeps it there.

James leads our project and construction management work, bringing over 16 years of construction experience across programme, technical coordination and commercial delivery. Caroline supports on procurement and appointing the right contractors.

We are a consultancy, not a building contractor. We do not build the work or replace your architect or engineer — we help you manage the people who do.

What we cover

From first brief to handover.

Scope and brief

Turn ideas and drawings into a written scope that builders can price consistently, with assumptions and exclusions recorded.

Programme

A realistic sequence of design, approvals, procurement and site work, with lead times and dependencies identified early.

Cost and change control

A budget you can see, a clear process for agreeing variations before work is done, and regular forecasts of where the final cost is heading.

Coordination

Keeping designers, the builder, specialists and suppliers working from the same information, with actions and decisions logged.

Periodic site inspections

Planned visits at key stages to check progress and quality against the agreed scope, with written findings. Not continuous supervision.

Completion and handover

Snagging, closing out defects, and collecting certificates, warranties and handover information before final payment.

Typical projects

Residential and property work across the area.

We work with homeowners, landlords and property clients in Aldershot, Farnborough, Fleet and wider Hampshire, as well as across Surrey and Berkshire.

  • Extensions and loft conversions
  • Whole-house refurbishments
  • Conversions and reconfigurations
  • Projects that need rescuing or re-planning part way through
  • Owners who live away or cannot manage the day-to-day

Questions about project management

What does a client-side project manager actually do?

We act for you, not the builder. That means helping define the scope, setting up the programme and budget, coordinating designers and contractors, keeping cost and change under control, carrying out planned site inspections and managing handover. The builder remains responsible for building the work.

Is this full-time supervision on site?

No. Site inspections are planned visits at key stages with written findings, not continuous supervision. The frequency is agreed at the start to suit the project.

What size of project is this suited to?

Typically residential and smaller property projects — extensions, refurbishments, conversions and similar — where the owner wants an experienced person on their side. We will tell you honestly if we think your project does not need it.

Do you only work in Hampshire?

We are based in Aldershot and work across Hampshire, Surrey and Berkshire, including Farnborough, Fleet, Farnham, Camberley and Guildford. For projects further afield, ask and we will be straightforward about whether we can help.

Can you step in part way through a project?

Often, yes. We would start by reviewing where things stand — contract, programme, cost and outstanding issues — and agree what support would be useful from that point.

How are fees worked out?

Project management is priced on enquiry, based on the scope of the project and the level of involvement you need. We confirm fees in writing before any appointment.
